PAYMENT
  • We accept payment by personal check or Paypal (3% fee applies).
  • Advance payment equal to 50% of the rental rate is required within ten (10 ) days of
    making the reservation, or the reservation will automatically be cancelled.  The
    advance payment will be applied toward the room rent. Please make payments in the
    form of personal check payable to Christina Taylor. The advance payment is not a
    damage deposit.  The balance of rent is due thirty (30) days before your arrival date.  
    Also due at this time is the refundable damage deposit.  Any reservations made within
    30 days of arrival will need to Fedex the total amount, along with the refundable
    damage deposit.

SECURITY/DAMAGE DEPOSIT
    A refundable damage deposit in the amount of $500.00 is due 30 days before your
    arrival date.  If the following provisions are met, you will be refunded within 30 days
    after check-out.
    - No damage is done to the condo or its contents, beyond normal wear and tear.
    - No charges are incurred due to contraband, pets or collection of rents or services   
    rendered during the stay.
    - No linens or towels are missing.
    - Games are not missing or damaged.
    - No early check-in or late check-out unless approved in advance.
    - Any furniture moved has been put back to its original location. Extra charges may be
    incurred if the management company has to relocate furniture.

CANCELLATION POLICY
  • A sixty (60) day notice is required for cancellation. Cancellations that are made more
    than sixty (60) days prior to the arrival date will incur no penalty.
  • Cancellations or changes that result in a shortened stay, that are made within 60 days
    of the arrival date, forfeit the full advance payment and damage/reservation deposit.
    Cancellation or early departure does not warrant any refund of rent or deposit. If we
    can rent the condo for the same time period at the same rate, we will refund the entire
    payment.
  • Monthly reservation cancellations – Monthly renters must cancel one hundred twenty
    (120) days prior to check-in. Monthly renters who make a change that results in a
    shortened stay must be made at least ninety (90) days prior to check-in.

RENTAL AGREEMENT
  • Once we receive full payment for your reservation, we will email you a welcome packet
    that includes travel directions to Seasons Four Condo's and the lock box code.

GENERAL  / HOUSEKEEPING  
  • Parking is limited to one (1) vehicle. Vehicles are to be parked in designated parking
    areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject
    to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
  • When you arrive, the Condo should be clean and set up with linens and the supplies
    outlined below. If the condo has not been cleaned, please contact us at 309-243-2567
    or 309-339-8692. We will do our very best to correct the situation.
  • The condo will have the following supplies provided: 8 bath towels , 8 washcloths, 8
    hand towels; 2 dish towels, 2 dishcloths; dish washing liquid, dishwasher powder; hand
    soap, coffee filter,  1 roll of toilet paper/bathroom.
  • You may wish to bring along these additional items that we do not supply: facial
    tissues, extra toilet paper, laundry detergent, fabric softener, shampoo and beach
    towels.  We do not allow towels to be removed from the condo.  
  • No daily maid service – While linens and bath towels are included in the condo, daily
    maid service is not included in the rental rate.  We suggest you bring your own beach
    towels.  
  • Guests who bring a pet will forfeit their damage deposit and may be evicted.
  • Check-in time is no earlier than 4 pm MST. Housekeeping has only a 6 hour
    window to completely clean and set up for the next guests, not only for our condo but
    for many others. Please respect their work schedule and do not arrive early.
  • Check-out time is no later than 10 am MST the day you are scheduled to leave.
    Housekeeping must be able to enter the condo at 10 a.m. If you do not leave the
    premises on time, you will be charged for one additional night‘s stay.
  • Prior to check-out, beds may be left unmade and sheets and pillowcases left on.
    Towels should be gathered and placed in the tub. Before leaving, set the thermostat to
    60 degrees.  Please lock the door by urning the knob to the right.
  • We can not be liable or responsible for items left behind, lost or stolen.
  • If you leave an item after checking out and wish to have it returned, call us as soon as
    possible.  We will inform you of the shipping cost and with your approval, deduct it from
    your deposit refund to cover the expense.
  • Storm Policy / Road Conditions – No refunds will be given for storms. Mountain roads
    can be curvy and steep. Gravel drives are well maintained, however we highly
    recommend four wheel drive and/or chains during the snow months. We do not refund
    due to road conditions.
  • All of the condos are privately owned; the owners are not responsible for any
    accidents, injuries or illness that occurs while on the premises or its facilities. The
    Homeowners are not responsible for the loss of personal belongings or valuables of
    the guest. By accepting this reservation, it is agreed that all guests are expressly
    assuming the risk of any harm arising from their use of the premises or others whom
    they invite to use the premise.

ADDITIONAL TERMS AND CONDITIONS
  • Sorry we do not rent to vacationing students and singles under age 25.
  • Any reservation obtained under false pretense will be subject to forfeiture of advance
    payment, deposit and/or rental money, and the party will not be permitted to check in.
  • The condo has a maximum occupancy of ten (10) guests.  Renters who exceed the
    occupancy limit and/or falsify occupancy information at the time of reservation are
    subject to eviction and forfeiture of all fees paid and security deposit.
  • House parties are strictly prohibited and grounds for immediate eviction.
  • This is a non-smoking rental. Any violation of the smoking policy will incur a forfeit
    of the damage deposit.
  • If a personal check is returned to us for non-sufficient funds, you will be charged the
    amount levied by the bank for NSF charges.
  • Any exceptions to the rules as written here must be approved in advance.
  • Rates, terms and conditions are subject to change without notice.

    I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT
    I AM MARRIED OR OVER 25 YEARS OF AGE AND THAT I WILL BE HELD
    RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY
    NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING
    CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE.
